In recent years, the number of people living in private rental accommodation in Northern Ireland has grown significantly. As a result, we are increasingly being asked to provide advice to both landlords and tenants who are preparing to enter into a private tenancy agreement and also those who have already entered into such an agreement.
The law surrounding this area centres mainly around two pieces of legislation. If a tenancy has been created before 1st April 2007 then it is governed by the Rent Order (NI) 1978. All tenancies created on or after 1st April 2007 are governed by The Private Tenancies (NI) Order 2006. We have experience in advising both landlord and tenant in relation to issues surrounding:-
-
Regulated and Restricted Tenanices
-
Security of Tenure
-
Obligations of Landlords under The 2006 Order
-
Purchasing Tenanted premises
-
Houses in Multiple Occupation (HMOs)
We are also able to advise landlords and tenants with regard to the issues that should be borne in mind when preparing to enter into a tenancy agreement.
